Testimonials

What Buyers Are Saying About Sandra

★★★★★

“As a NV/CA contractor, I saw the difference in working with Sandy. She is a principal in a construction company. When I could not find the breaker box, or the power box, she did. She blew me away negotiating on a $45K roof. She's amazing and I am hugely grateful.”

— Building Contractor

★★★★★

“As an investor and world traveler I have the opportunity to assess a wide range of professionals around the world. Sandra is in the top 1 percent. She is committed to my investment.”

— Dr. Zahidl Hamid

★★★★★

“When Sandra got the listing, she didn't say drop the price. She said she had some new ideas for marketing. Within 48 hours we were in escrow. Thanks, Sandra”

— Mike Croke

★★★★★

“A friend who had grown up in Incline since the 60s said Call, Sandy. I did. Within 24 hours I was in escrow on a killer lakeview home--sight unseen. It was the best call I ever made. She's all about personal attention. She's all about doing the right thing”

— Scott Strader

★★★★★

“She has represented me as a Buyer and Seller. She represented my mother as a Seller. But I want to point out when it was time to sell my grandmother's legacy, a lot in an historic western town, she treated it like it was a luxury property. She hired one of the best photographers. She had a drone video. She went next door and knocked on the door. She had all the right instincts. Call her today. She is smart, she is experienced and she is compassionate.”

— Pandora Bahlman

★★★★★

“She is smart and thoughtful about the downside protections and value creation for any residential investment in the area.”

— Nate Horvath

FAQ

Frequently Asked Questions About Buying in Incline Village

Is Incline Village a good place to buy right now?

Incline Village has consistently been one of the most resilient luxury markets in the western U.S. Limited inventory, Nevada's tax advantages, and enduring lifestyle demand make it a strong long-term investment regardless of broader market conditions.

Can I get financing for a Tahoe luxury property?

Absolutely — and Sandra's $4.5M holiday close is proof. While jumbo loans have specific requirements, Sandra works with experienced lenders who specialize in high-value mountain-area properties and can structure financing that works for your situation.

What are the Nevada tax advantages of buying in Incline Village?

Nevada has no state income tax, which can mean significant annual savings for buyers relocating from California, New York, or other high-tax states. This alone often makes Incline Village a financially compelling choice beyond just the lifestyle.

How competitive is the Incline Village market?

Inventory is historically tight in Incline Village, especially for premium properties. Working with a well-connected local agent like Sandra gives you access to off-market opportunities and the negotiation experience to win in a competitive environment.

Can I use a Tahoe property as a vacation rental?

Short-term rental regulations vary by area and have evolved significantly in recent years. Sandra is up to date on current Washoe County and Incline Village rules and can guide you toward properties that align with your investment goals.

How long does it typically take to buy a home in Incline Village?

Every transaction is different, but with the right preparation — pre-approval, a clear wish list, and an agent with strong local relationships — buyers can move quickly when the right property appears. Sandra has closed in as little as 30 days.

The Lake Tahoe market moves fast. Sandra shares regular market updates, new listing alerts, and insider insights to keep serious buyers informed — because the best opportunities go to those who are ready.
