FAQ

Frequently Asked Questions From Buyers in Cartersville

What is Down Payment Assistance and do I qualify?

Down Payment Assistance (DPA) programs provide grants or low-interest loans to help cover your down payment and sometimes closing costs. Programs like Georgia Dream are available to qualifying buyers based on income, credit score, and purchase price. Because Kelvin is also a licensed mortgage lender, he can evaluate your eligibility on the spot — no guesswork.

How much do I need saved to buy a home in Cartersville?

With the right loan program and Down Payment Assistance, some buyers need as little as $0–$1,000 out of pocket. Conventional loans may require 3–5%, while FHA requires 3.5%. Kelvin will map out the most affordable path based on your unique financial picture.

What's the benefit of working with someone who is both an agent and a lender?

It simplifies everything. Kelvin sees the full picture — your purchase price, financing structure, and long-term goals — which means fewer surprises, faster closings, and a truly seamless experience from first showing to final signature.

Do you work with first-time homebuyers?

Absolutely — it's one of Kelvin's greatest passions. He specializes in guiding first-time buyers through the process with clarity, patience, and access to the best programs and rates available.

What areas do you serve beyond Cartersville?
