FAQ

First-Time Buyer FAQs — Answered by Jon

How much do I need for a down payment in Edmonton?

In Canada, the minimum down payment is 5% for homes priced up to $500,000, and 10% on the portion between $500,000 and $999,999. Edmonton's average home prices often make that 5% threshold very achievable for first-time buyers.

Do I qualify for any first-time buyer programs in Alberta?

Yes! First-time buyers in Alberta may be eligible for the First Home Savings Account (FHSA), the Home Buyers' Plan (HBP) through your RRSP, and the First-Time Home Buyers' Tax Credit. Jon can walk you through what applies to your situation.

How long does the home buying process take?

From pre-approval to possession day, the typical timeline in Edmonton ranges from 30 to 90 days depending on market conditions and the terms of your accepted offer. Jon keeps the process moving efficiently every step of the way.

Should I buy a condo or a single-family home as a first-time buyer?

It depends on your lifestyle, budget, and long-term goals. Condos often offer a lower entry price and less maintenance, while single-family homes provide more space and land ownership. Jon helps you weigh the pros and cons for your specific situation.

What additional costs should I budget for beyond the purchase price?

Plan for closing costs including legal fees (typically $1,500–$2,500), home inspection fees, title insurance, and moving costs. If your down payment is under 20%, you'll also need to budget for CMHC mortgage insurance.

Is Edmonton a good market for first-time buyers right now?

Edmonton consistently ranks as one of Canada's most affordable major cities for homeownership. With a diverse range of properties and strong long-term growth fundamentals, it's one of the best markets in the country for first-time buyers to enter.
