Your roadmap

How I Help You Buy in the Bay Area

A competitive market like Palo Alto demands a sharp strategy. Here's how I guide you every step of the way.

1. Discover Your Vision

We start with a conversation — not a checklist. I want to understand your lifestyle, your must-haves, your timeline, and what 'home' really means to you.

2. Know Your Market

I share real-time data on neighborhoods across the Peninsula and South Bay so you can make confident, informed decisions — not guesses.

3. Get Financially Ready

I connect you with trusted local lenders and help you understand all your financing options, including programs for first-time buyers and 55+ relocation scenarios.

4. Find the Right Home

Leveraging my intimate neighborhood knowledge and off-market connections, I surface homes that match your criteria — including ones that never hit the public MLS.

5. Craft a Winning Offer

In a multiple-offer environment, strategy is everything. I craft competitive, well-structured offers designed to win without overpaying.

6. Negotiate & Protect You

From inspections to contingencies to closing costs, I negotiate firmly on your behalf and make sure you're protected at every turn.

7. Close & Celebrate

I stay with you through signing day and beyond. Getting the keys is just the beginning of our relationship.

Find Your Perfect Bay Area Neighborhood

Each Peninsula and South Bay community offers something different. Here's a quick guide to help you find the right fit.

Palo Alto

World-class schools, vibrant downtown dining, and proximity to Stanford and Silicon Valley employers make Palo Alto one of the most sought-after addresses in the country.

Cupertino

Home to Apple HQ and top-ranked schools, Cupertino attracts tech professionals and families who value academic excellence and strong community ties.

Redwood City

A revitalized downtown, diverse housing stock, and a sunnier microclimate make Redwood City a fantastic choice for buyers seeking value on the mid-Peninsula.

San Jose / Willow Glen

San Jose offers the widest variety of home styles and price points in the South Bay. Willow Glen's tree-lined streets and charming cottages are perennial buyer favorites.

San Mateo & San Carlos

Convenient Caltrain access, excellent schools, and a welcoming small-town feel make this corridor ideal for commuters and growing families alike.

Fremont & Newark

Great value relative to the rest of the Bay, strong school options, and easy access to both the Peninsula and the East Bay make Fremont a smart choice for value-conscious buyers.

Testimonials

What My Buyers Are Saying

★★★★★

“Joanna helped us sell our single family home in Mountain View in 2025. She was a super star from the beginning, she applied great, straight forward and knowledgeable strategies for the best results, even in a tough market at the time we got the best deal we could have gotten. She was a pleasure to work with.”

★★★★★

“Working with Joanna to sell my home in 2025 was an exceptional experience from start to finish. From our first meeting, her responsiveness and professionalism stood out, making a potentially stressful process feel incredibly smooth.Joanna’s strategic approach to timing the market was spot on. Before listing, she guided me through a series of "touch-ups" and professional staging that were nothing short of transformative—the house looked so beautiful that I actually found myself falling in love with my old home all over again! When it came to the business side, her expertise in negotiation was invaluable. She didn't just help me secure a great price; she ensured we found the right buyers who truly appreciated the house. I couldn't have asked for a better partner in this transition and highly recommend Joanna to anyone looking for a top-tier agent.”

★★★★★

“Joanna was a pleasure to work with selling our home. She recommended and helped coordinate with contractors for home renovations before we were even in contract! This was a big help to us. She was totally up front with the costs involved. Other agents said “don’t worry, it will come out of escrow”, which is really out of your pocket. Joanna pays attention to the details and as sellers she worked to protect our bottom line. She was also sensitive to the fact that we were selling our family home, lots of emotions there. We made the right choice going with Joanna.”

★★★★★

“Joanna has managed my home while I've been out of the country and she has truly exceeded my expectations in all ways possible. I met with Joanna twice to ensure that she was the right fit for my home before I left and I could not imagine working with anyone else as a property manager. Joanna helped move my tenants out of my home, managed the entire cleaning and property inspections, held showings in my home to find a new tenant for us, managed the set up of my home (as current tenants wanted a different house set up) and has continued to assist them with no job too small. From packing up furniture, to fixing our BBQ... Joanna dives right into every problem put in front of her. By being both a Real Estate Agent and a Property Manager, you can trust your home is good hands - no need to look anywhere else.”

FAQ

Buyer Questions — Answered Honestly

Is now a good time to buy in Palo Alto or the Bay Area?

Every buyer's situation is unique, but the Bay Area has consistently rewarded long-term homeowners. With the right strategy, even a competitive market presents great opportunities — especially if you're well-prepared and working with an agent who knows how to win.

How much do I need for a down payment in the Bay Area?

Down payment requirements vary by loan type and lender. Conventional loans can start as low as 3–5%, while some first-time buyer programs offer even more flexibility. I connect you with trusted local lenders who can walk you through all your options.

What makes the Bay Area market so competitive?

Limited inventory, high demand from tech sector employment, and a desirable climate all drive competition. That's why having an experienced agent who understands pricing strategy and offer structure is so critical — I help you compete without panic-buying.

I'm 55+ and thinking of relocating closer to family. Where do I start?

This is one of my favorite conversations to have. We start by understanding your lifestyle goals, then identify communities that match — factoring in proximity to loved ones, walkability, and California's Proposition 19 tax benefits that can save you significantly when you buy.

Can you help me buy and sell at the same time?

Absolutely. Coordinating a buy-sell simultaneously is one of my specialties. I help you structure the timing and contingencies so you're not caught holding two mortgages — or worse, no home at all.

Do you work with buyers who are new to California?

Yes! Whether you're relocating from another state or another country, I'll help you understand California's unique real estate process, local market nuances, and the neighborhoods that best fit your lifestyle and budget.

Curious What Your Monthly Payment Could Look Like?

Bay Area home prices can feel overwhelming at first glance — but breaking it down into monthly terms often tells a different story. Use the mortgage calculator to explore different price points, down payment amounts, and interest rates, and get a clearer picture of what homeownership could look like for your budget.
