FAQ

Frequently Asked Questions About Pre-Approval

How long does the pre-approval process take?

In most cases, Eddie can get you a pre-approval decision within 24–48 hours of receiving your completed application and supporting documents. Complex situations may take a little longer, but you'll always be kept informed.

Does getting pre-approved affect my credit score?

A pre-approval does involve a hard credit inquiry, which may have a minor, temporary impact on your score. However, the benefits of knowing your budget and shopping with confidence far outweigh this small effect.

What's the difference between pre-qualification and pre-approval?

Pre-qualification is a quick estimate based on self-reported information, while pre-approval involves a verified review of your finances. Sellers in Atlanta take pre-approval letters seriously — they show you're a committed, qualified buyer.

What documents do I need to get started?

Typically you'll need recent pay stubs, W-2s or tax returns (for self-employed borrowers), bank statements, and a government-issued ID. Eddie provides a personalized checklist so you know exactly what to gather.

Can I get pre-approved if I'm self-employed?

Absolutely. Eddie specializes in self-employed mortgages and understands how to properly document non-traditional income. DSCR loan options are also available for investors with rental income.

How long is a pre-approval letter valid?

Most pre-approval letters are valid for 60–90 days. If your letter expires before you find a home, Eddie can quickly refresh your application to keep you ready to move.
