FAQ

Buyer FAQs — Answered by Dawn Lacey

Is now a good time to buy a home in Columbia, SC?

Columbia continues to be one of the more affordable major markets in the Southeast, offering strong value compared to national averages. Whether the market favors buyers or sellers, Dawn will help you find and evaluate the right opportunity for your situation.

How much do I need for a down payment?

Down payment requirements vary by loan type. FHA loans can go as low as 3.5%, while conventional loans typically require 5–20%. There are also down payment assistance programs available in South Carolina. Dawn can connect you with local lenders to explore your options.

How long does it take to buy a home?

From the start of your search to closing, the process typically takes 30–90 days depending on your readiness and market conditions. Having your pre-approval in place before you start searching can significantly speed things up.

What neighborhoods in Columbia are best for buyers?

It depends on your lifestyle and goals. Families often love Forest Acres, Lexington, and Blythewood for their schools and space. Young professionals tend to gravitate toward Five Points and Downtown Columbia. Dawn knows these communities well and will match you with the right fit.

Do I need a buyer's agent if the seller has an agent?

Absolutely. The seller's agent represents the seller's interests — not yours. Dawn works exclusively on your behalf as your buyer's representative, ensuring you have expert negotiation, local knowledge, and full advocacy throughout the process.

What costs should I expect beyond the purchase price?

Buyers should budget for closing costs (typically 2–5% of the loan amount), home inspection fees, appraisal fees, and moving expenses. Dawn will walk you through a full breakdown so there are no surprises on closing day.
