FAQ

Frequently Asked Mortgage Questions

Answers to the questions Prince hears most from Edmonton buyers.

How much do I need for a down payment in Edmonton?

In Canada, the minimum down payment is 5% on homes up to $500,000, with sliding requirements above that threshold. Prince helps you evaluate what down payment size makes the most sense for your goals — whether that's minimizing cash out-of-pocket or avoiding CMHC insurance premiums.

Can I get a mortgage if I'm self-employed?

Absolutely. Prince specializes in self-employed mortgages and works with lenders who understand non-traditional income. With the right documentation and structuring, self-employed borrowers can access competitive rates and strong loan amounts.

What's the difference between a pre-qualification and a pre-approval?

A pre-qualification is an informal estimate based on basic information. A pre-approval involves a full credit check and document review — it carries real weight with Edmonton sellers and agents. Prince provides full pre-approvals so your offer stands out.

Should I choose a fixed or variable rate right now?

It depends on your risk tolerance, how long you plan to hold the property, and current rate forecasts. Prince analyzes your specific situation and walks you through both options before making a recommendation — never a one-size-fits-all answer.

How long does the mortgage approval process take?

A standard approval typically takes 3–5 business days once your file is complete. Prince works proactively to gather all documents upfront, so there are no delays when you're ready to make an offer.

Can I use a HELOC to fund an investment property purchase?

Yes — tapping into your existing home equity via a HELOC is one of the most effective strategies Edmonton investors use to grow their portfolios. Prince can structure this alongside your new purchase mortgage to maximize your borrowing power.

“5 stars ISNT ENOUGH ! I've used Prince Mortgage Pro for a few years. I have a rather complex income structure that needs a special attention and technique to get mortgage approvals. Prince and his team invest a lot of time into securing my mortgages. I've consulted with several mortgage brokers and none of them come close to being as responsive and perseverant as this team. If you're reading this I would suggest you just give them an opportunity to provide their mortgage brokering services and I guarantee you won't be disappointed, you'll be sharing the experience with your entourage like me.”

“Prince & the team went so, so far above expectations to find us the best deal, and even worked hard with our existing lender to work out some solutions for purchasing our second home while keeping the first. He expertly guided us in navigating some of the delays we were facing with our current lender and came up with solutions quickly. What I love most about Prince is his drive and motivation to get through the application processes and streamline it for the customer. He’s part of a dying breed of in the field that still works hard, with drive and excellent customer service skills. We’ve used Prince for almost 10 years, and will continue to do so.
