FAQ

Frequently Asked Questions from L.A. Home Buyers

How competitive is the Los Angeles housing market right now?

L.A. remains one of the most sought-after real estate markets in the country. Inventory varies by neighborhood, but desirable homes still attract multiple offers. Having an experienced agent and a pre-approval letter ready is essential — and that's exactly what we prepare you for.

What's the difference between buying a single-family home and a multi-unit property?

A single-family home is typically your primary residence, while a multi-unit property allows you to rent additional units to offset your mortgage. With our 25 years in property management and leasing, we can guide you through both options and help you decide which fits your financial goals.

How much do I need for a down payment in Los Angeles?

In California, conventional loans typically require 5–20% down, while FHA loans may allow as little as 3.5% for qualified buyers. We'll connect you with local lenders and walk you through down payment assistance programs available in L.A. County.

Can I buy an investment property as my first purchase?

Absolutely. Many first-time buyers in L.A. start with a duplex or triplex — living in one unit while renting the others. Our deep background in tenant screening and leasing means we can help you evaluate rental income potential before you make an offer.

Why should I work with The Mullen Group vs. a solo agent?

With Celeste and Alvin, you get two experienced professionals — 25 combined years of insight, fast communication, and a team that's always available. Our background as multi-unit owners means we understand investment value, not just list prices.

25 Years. Thousands of Clients. One Team Dedicated to You.
