An economist said US housing had taken a one-two punch, with only a brief Mid-Q1 moment of relief before conditions shifted again.
Recently, a banking group put the avg. contract rate for a 30-yr fixed conforming mortgage in the mid-7% range, anchoring the outlook's starting point.
The economist said lower mortgage rates would likely require easing geopolitical unrest, steadier energy prices, cooling inflation, and bond yields moving off their highs.
In that base case, slow but steady inflation improvement would build confidence, letting mortgage rates move from the mid-7% range into the upper-6% range.
The same scenario kept spreads largely unchanged, while Treasury yields moved into the mid-to-high-4% range, outlining what a more stable borrowing backdrop required.

U.S. Mortgage Rates Point Toward the 6s

US 30-yr fixed refinance APR was near 8%, up from the low-7% range recently. Fifteen-yr averaged high-6%, while 30-yr jumbo also stayed near 8%.
Owners carrying rates above today’s near-8% level may still benefit, but with refinancing costs moving higher, timing matters and waiting for a dip could help.
Best refinance pricing usually goes to borrowers with strong credit, lower LTV, lighter debt loads, shorter terms, and time to compare multiple lenders.
Refinancing can support lower monthly costs, a new loan term, a fixed payment, mortgage insurance removal, or equity access for major expenses.
It may be smarter to keep the current loan if refinancing raises interest costs, closing fees offset savings, or the mortgage is already paid down.
