In Canada, advertised variable mortgage rates could rise faster than the central bank's policy rate for new loans and renewals, a mortgage broker said.
Lenders tend to reduce discounts on their prime rates when interest rates increase, which can affect the rates offered on new variable mortgages.
A lender's prime rate is its baseline annual interest rate. Variable mortgages in Canada are typically priced at a discount to that prime rate.
Discounts can vary based on mortgage balance, insurance status and whether the property is a primary residence or a rental, among other factors.
Canadian variable mortgage rates were expected to rise alongside the central bank's policy rate in Early-Q1 2027, while lender discounts could also change.

Canadian Variable Rates May Outpace Hikes

In Canada, higher interest rates can increase borrowing costs for variable-rate mortgages and lines of credit, potentially putting more pressure on monthly household budgets.
Fixed-rate mortgage holders do not see an immediate change when interest rates rise, but future renewals could come with higher rates, depending on their circumstances.
Higher interest rates can cool Canada’s housing market and slow consumer spending, potentially making homes more affordable over the long run while slowing economic growth.
For Canadian savers, higher interest rates may lead to better returns on savings accounts and GICs, although gains are often modest compared with borrowing costs.
Canadians can review their finances, consider fixed rates if rising costs are a concern, and seek advice, keeping debt levels and savings in mind.
