Persistently high bond yields became the key variable for Canada’s commercial mortgage market, with cap rates under pressure if borrowing costs stay elevated into 2027.
Current multifamily financing stayed available: conventional loans ran ~130 to 200 basis points over Canada’s 5-yr yield, while federally insured loans ran ~55 to 100.
Yields no longer moved on central bank policy alone; inflation, government borrowing, trade disruptions, energy markets, and geopolitical tension lifted financing costs and return expectations.
Capital remained available, but lenders grew cautious as underwriting turned conservative; borrowing capacity eased, and multifamily arrears trended up as supply risk deepened.
For the rest of 2026, bond yields were expected to drive multifamily pricing, with higher yields likely pushing cap rates upward amid flat income growth.

Canada Bond Yields Reshape Mortgage Market

In Canada, an eligible renter’s $8K first-home savings account contribution can save ~$2.4K at a ~30% tax rate, lifting available home funds to $10.4K.
Eligibility goes beyond renting: room starts only after opening the account, opening in 2026 matters, and ordinary carry-forward is capped at $8K.
Contributions follow the calendar year, so money added in the first 60 days of 2027 cannot be deducted against 2026 taxable income.
For a near-term purchase, stable cash savings or a suitable GIC better protect down-payment money than bank shares, even when dividends look attractive.
A qualifying withdrawal generally needs no repayment, and the $40K lifetime contribution limit still allows investment growth, making preservation more important than chasing maximum return.
