Many borrowers renewing now face higher rates than prior terms, and professionals say the biggest mistake is accepting mailed offers without comparing alternatives.
Starting ~4 mo early helps borrowers review statements, renewal offers, remaining amortization, affordable payments, and income documents, especially if self-employed or finances changed.
Borrowers are urged to weigh life plans too, including sale timing, contract-break costs, and whether an early renewal replaces today’s lower rate.
Renewing with your current lender is usually simpler after income changes, while switching may unlock better pricing but can add approval steps and fees.
Bring a comparable written offer to your lender; even a mid-4% match on $500K with 20 yr left saves ~$4.6K over five years.

Canada Mortgage Renewals: Start Early

With a current lender, renewal often skips full requalification. If payments stayed on time, there is usually no immediate reason for a mortgage renewal denial.
Renewal can be denied when a borrower’s finances changed: lower credit, missed or late payments, heavy new debt, unemployment, or reduced income.
Many borrowers assume renewal is automatic, but lenders in Canada may still reassess affordability if a financial profile no longer supports the mortgage.
Current pressure remains after years of higher rates and elevated living costs. A housing agency said the renewal wave peaked, yet ~40% still worried.
An industry group found ~45% of mortgage holders would struggle if payments rose by <15%, showing thinner payment buffers may still flag risk.
