Current US averages moved higher: 30-yr fixed near 7.5% and 15-yr fixed near 6.5%, keeping borrowing costs elevated for many buyers currently.
Other current options clustered nearby: jumbo near 7.5%, FHA near 6.9%, VA near 7.0%, and USDA near 7.2% across the US overall.
On a $300K loan, a 30-yr mortgage would cost ~$451K in lifetime interest, while a 15-yr version would cost ~$174K instead overall.
The central bank recently lifted its benchmark to ~4%. Mortgage applications fell ~3% weekly, while adjustable-rate loans captured a larger application share.
For buyers, comparison shopping mattered: trying different loan types and lenders could save ~$600 to ~$1.2K yearly in high-rate markets across the US.

U.S. Mortgage Rates Tick up Slightly

Co-owning a family home, vacation place, or investment can spread costs and responsibilities, but shared title does not always settle sale, expense, or use decisions.
Conflicts often start when one owner wants equity through a sale, another wants to keep the property, or contributions toward taxes and upkeep feel uneven.
When co-owners reach an impasse, a court can order partition: either physically dividing the property or selling it and splitting proceeds by ownership share.
Partition can resolve a stalemate, yet court involvement may bring legal fees, delays, emotional strain, and a sale price below market value.
A written co-ownership agreement, plus open communication and mediation, can clarify decisions, expenses, exits, and dispute steps before litigation threatens the investment.
