A second home mortgage finances a property beyond your primary residence, a single-family home you control, use part of the year, and can occupy year-round.
For tax purposes, a vacation property generally means staying there at least 14 days yearly, or >10% of rented time during the year.
If you rent it year-round or need rental income to qualify, lenders may treat it as an investment property with stricter terms.
Second homes usually need bigger down payments. To qualify for purchase by the agencies, at least 10% down is required, though lenders often want more.
Using equity from your primary home can help fund a down payment, but that borrowing uses your home as collateral and adds debt.

How Second Home Mortgages Are Different

A federal housing order targeted affordability by canceling mortgage insurance on some new government-sponsored loans and making lower-cost title options permanent for select refinances.
For borrowers who qualify, ending mortgage insurance could remove hundreds from monthly payments; one example showed $375 mo, or $4.5K yearly, on a $450K loan.
For qualifying low-risk refinances, lower-cost title options could trim nearly $2.4K on a $500K loan, with some closing-cost savings estimated at $500-$1.5K.
The trade-off: the mortgage-insurance pilot covered only new loans after launch, while the title waiver excluded purchases, leaving current owners and first-time buyers out.
Industry leaders welcomed affordability efforts but warned that removing title insurance can shift growing fraud risk to homeowners and lenders, especially in refinance transactions.
