Mortgage Rates Push Borrowers Toward ARMs

A HELOC lets US homeowners borrow against built-up equity through a revolving credit line, usually with a variable rate, a draw period, and later repayment.
Unlike a home equity loan’s lump sum, a HELOC is flexible; unlike cash-out refinancing, it leaves your main mortgage intact, while personal loans are unsecured.
A HELOC can fit renovations with uncertain costs, education, medical bills, large purchases, or debt payoff because you borrow only what you use.
Common benchmarks include ~15% to 20% equity, total debt below ~85% of value, credit >620, lower debt-to-income, and steady income history for approval.
Before opening one, compare lenders, understand draw and repayment timing, and confirm your budget can handle changing payments because your home secures the line.
