Selling a tenanted property? Ontario's rules have changed

Ontario’s updated tenancy rules reduce the N4 notice period for non-payment of rent to seven days, redefine persistent late payment, and change N12 notice requirements. Landlords must occupy units within 60 days after N12 notice or face bad faith presumption. Renoviction rules require more tenant communication. New forms are mandatory by November 30, 2026.
