Washington State has set a 10% cap on annual rent increases for the rest of 2025 under Engrossed House Bill 1217. Landlords cannot raise rent during the first 12 months of tenancy. After that, increases are limited to 7% plus the Consumer Price Index or 10%, whichever is less. The cap is based on the Seattle area's CPI data and will be updated for 2026 after June 2025 data release.
