Calgary's housing market saw year-over-year price declines across all home types in April 2026. The overall residential benchmark price dropped 3.5% to $568,800. Apartments fell nearly 9% to $301,400, row homes declined 7% to $422,900, semi-detached homes eased 0.3% to $690,200, and detached homes dropped 2.7% to $745,400. Sales decreased 5.7%, new listings fell 5.2%, while inventory rose 1.8% to 5,973 homes, increasing months of supply by 8% to 2.84.
