Home prices rose in 167 of 230 metro markets in Q1 2026, with the national median for single-family homes at $404,300, up 0.5% year-over-year. Prices increased 4.9% in the Northeast, 3.6% in the Midwest, 0.2% in the South, but fell 2.9% in the West. Monthly mortgage payments averaged $1,979, down from last year, with families spending 21.5% of income on payments. Starter home prices and payments also decreased from the previous quarter.
