Late fall offers Florida's four largest metros more home inventory, less buyer competition, and lower asking prices. Jacksonville's best week shows prices 7.1% below peak, 13.8% more listings, and 40.6% less competition. Orlando, Tampa, and Miami also see increased listings, reduced competition, and prices 3.7%-4.9% below seasonal highs. Homes stay on the market longer during these periods. Nationally, late September to early October is the best buying time.
