MoCo property values increase by 12.2% in 2026 state reassessment

Montgomery County's commercial and residential property values rose by 12.2% on average after the 2026 reassessment, slightly below the statewide 12.7% increase. Residential values increased by 12.6% and commercial by 11%. The increase will be phased into tax bills over three years, with decreases applied immediately. Most properties saw value increases, though growth has slowed compared to previous years. Homeowners can appeal assessments within 45 days.
