Atlanta's residential real estate market remains active but moderate, shifting toward buyers. Home sales in the 12-county metro area fell 6.2% year over year to 5,426, with the median price slightly down 0.7% to $412,135. Active inventory rose 41% to 21,785 listings, and new listings increased 11.4% to 10,543. Over half of sales include seller concessions, mainly for homes over $1 million.
