While this could provide some relief for homebuyers in the near term, a resumption of population growth based on immigration is only months away and the only long-term solution to affordability is increasing supply. <\/p>\n\n\n\n<h3 class=\"wp-block-heading\" id=\"h-speed-of-the-market\">Speed of the Market<\/h3>\n\n\n\n<p><strong>Sellers&#8217; market: 98.3%<\/strong>. The market for sellers has boosted, demand was more than supply. <\/p>\n\n\n\n<h3 class=\"wp-block-heading\" id=\"h-home-sales\">Home Sales<\/h3>\n\n\n\n<p>The Greater Toronto area experiences a rise in home sales in June equaling to <strong>11,106<\/strong> sales through TRREB\u2019s MLS\u00ae System: <\/p>\n\n\n\n<ul class=\"wp-block-list\"><li>28.5% <span style=\"color:#00d084\" class=\"tadv-color\"><strong>increase <\/strong><\/span>from June 2020.<\/li><li>Properties sold faster by 28% compared to last year. <\/li><\/ul>\n\n\n\n<h3 class=\"wp-block-heading\" id=\"h-listings\">Listings<\/h3>\n\n\n\n<p>There were a total of <strong>16,189<\/strong> new listings in June 2021.<\/p>\n\n\n\n<ul class=\"wp-block-list\"><li>0.1% <span style=\"color:#cf2e2e\" class=\"tadv-color\"><strong>decrease <\/strong><\/span>compared to June 2020.<\/li><li>Inventory has <strong>declined <\/strong>compared to 2020, prices would continue rising. <\/li><\/ul>\n\n\n\n<h3 class=\"wp-block-heading\" id=\"h-average-sold-price\">Average Sold Price<\/h3>\n\n\n\n<p id=\"h-the-mls-home-price-index-composite-17-8-per-cent-year-over-yea\">The average selling price equaled <strong>$1,089,536<\/strong>:<\/p>\n\n\n\n<ul class=\"wp-block-list\"><li>17% <span style=\"color:#cf2e2e\" class=\"tadv-color\"><strong>increase <\/strong><\/span>compared to June 2020<\/li><li>Median prices also surpassed last year&#8217;s level by 17.6%<\/li><\/ul>\n\n\n\n<h3 class=\"wp-block-heading\" id=\"h-detached-home-highlights\">Detached Home Highlights<\/h3>\n\n\n\n<p><strong>5,169 detached homes were sold in June:<\/strong><\/p>\n\n\n\n<ul class=\"wp-block-list\"><li>Sales surpassed last year&#8217;s level by <strong>17.1<\/strong>%<\/li><\/ul>\n\n\n\n<p><strong>Median Price was $1,407,540:<\/strong><\/p>\n\n\n\n<ul class=\"wp-block-list\"><li>verage prices surpassed last year&#8217;s level by <strong>24.8%<\/strong>.<\/li><\/ul>\n\n\n\n<figure class=\"wp-block-image size-large\"><a href=\"https:\/\/www.roomvu.com\" target=\"_blank\" rel=\"roomvu.com noopener\"><img fetchpriority=\"high\" decoding=\"async\" width=\"1024\" height=\"178\" src=\"https:\/\/www.roomvu.com\/academy\/wp-content\/uploads\/2021\/04\/Banner-1024x178.jpg\" alt=\"\" class=\"wp-image-12734\" srcset=\"https:\/\/www.roomvu.com\/academy\/wp-content\/uploads\/2021\/04\/Banner-1024x178.jpg 1024w, https:\/\/www.roomvu.com\/academy\/wp-content\/uploads\/2021\/04\/Banner-300x52.jpg 300w, https:\/\/www.roomvu.com\/academy\/wp-content\/uploads\/2021\/04\/Banner-768x133.jpg 768w, https:\/\/www.roomvu.com\/academy\/wp-content\/uploads\/2021\/04\/Banner-1536x266.jpg 1536w, https:\/\/www.roomvu.com\/academy\/wp-content\/uploads\/2021\/04\/Banner-scaled.jpg 2048w, https:\/\/www.roomvu.com\/academy\/wp-content\/uploads\/2021\/04\/Banner-1250x217.jpg 1250w, https:\/\/www.roomvu.com\/academy\/wp-content\/uploads\/2021\/04\/Banner-400x69.jpg 400w\" sizes=\"(max-width: 1024px) 100vw, 1024px\" \/><\/a><\/figure>\n\n\n\n<h3 class=\"wp-block-heading\" id=\"h-attached-homes-highlights\">Attached Homes Highlights<\/h3>\n\n\n\n<p><strong>1,056 Attached Homes were sold in June:<\/strong><\/p>\n\n\n\n<ul class=\"wp-block-list\"><li>Sales nicreased by <strong>33.7%<\/strong> compared to last year. <\/li><\/ul>\n\n\n\n<p><strong>The average price was $1,055,640:<\/strong><\/p>\n\n\n\n<ul class=\"wp-block-list\"><li>Average prices increased by <strong>13.4%<\/strong> compared to last year. <\/li><\/ul>\n\n\n\n<h3 class=\"wp-block-heading\" id=\"h-townhouse-highlights\">Townhouse Highlights<\/h3>\n\n\n\n<p><strong>1,971 townhouses were sold in June:<\/strong><\/p>\n\n\n\n<ul class=\"wp-block-list\"><li>Sales nicreased by <strong>25.9%<\/strong> compared to last year. <\/li><\/ul>\n\n\n\n<p><strong>The average price was $859,411:<\/strong><\/p>\n\n\n\n<ul class=\"wp-block-list\"><li>Average prices increased by <strong>17.8%<\/strong> compared to last year. <\/li><\/ul>\n\n\n\n<h3 class=\"wp-block-heading\" id=\"h-condo-highlights\">Condo Highlights<\/h3>\n\n\n\n<p><strong>2,800 condos were sold in June:<\/strong><\/p>\n\n\n\n<ul class=\"wp-block-list\"><li>Sales went up by <strong>57%<\/strong> compared to last year. <\/li><\/ul>\n\n\n\n<p><strong>The average price was $683,479:<\/strong><\/p>\n\n\n\n<ul class=\"wp-block-list\"><li>Average prices increased by <strong>8.3%<\/strong> compared to last year. <\/li><\/ul>\n\n\n\n<p><\/p>\n","protected":false},"excerpt":{"rendered":"<p>Market Update &#8211; Greater Toronto &#8211; June 2021 We have seen market activity transition from a record pace to a robust pace over the last three months.
