The past two months have shown a market that is shifting toward more historically typical conditions.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\" id=\"h-speed-of-the-market\">Speed of the Market<\/h3>\n\n\n\n<p><strong>Sellers&#8217; market: 34.7%<\/strong>. Demand from buyers was higher than the supply from sellers.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\" id=\"h-home-sales\">Home Sales<\/h3>\n\n\n\n<p>There were a total of <strong>3,762<\/strong> sales in June 2021.<\/p>\n\n\n\n<ul class=\"wp-block-list\"><li>54% <span style=\"color:#00d084\" class=\"tadv-color\"><strong>increase <\/strong><\/span>from June 2020.<\/li><li>Last month\u2019s sales were <strong>18.4% <\/strong><span style=\"color:#cf2e2e\" class=\"tadv-color\"><strong>higher<\/strong> <\/span>than the 10-year June sales average.<\/li><\/ul>\n\n\n\n<h3 class=\"wp-block-heading\" id=\"h-listings\">Listings <\/h3>\n\n\n\n<p>There were a total of <strong>5.849<\/strong> new listings in June 2021.<\/p>\n\n\n\n<ul class=\"wp-block-list\"><li>1.1% <span style=\"color:#00d084\" class=\"tadv-color\">increase <\/span>compared to June 2020. <\/li><li>Both the new listings and sales have <strong>gone up<\/strong>, leading to an upward trend in prices.<\/li><\/ul>\n\n\n\n<h3 class=\"wp-block-heading\" id=\"h-benchmark-sold-price\">Benchmark Sold Price<\/h3>\n\n\n\n<p id=\"h-the-mls-home-price-index-composite-17-8-per-cent-year-over-yea\">The average selling price equaled <strong>$1,175,100<\/strong>:<\/p>\n\n\n\n<ul class=\"wp-block-list\"><li>14.5% <span style=\"color:#cf2e2e\" class=\"tadv-color\"><strong>increase <\/strong><\/span>compared to June 2020<\/li><li>Benchmark sold price also <strong><span style=\"color:#cf2e2e\" class=\"tadv-color\">increased <\/span><\/strong>by 0.2% compared to last month.<\/li><\/ul>\n\n\n\n<h3 class=\"wp-block-heading\" id=\"h-detached-home-highlights\">Detached Home Highlights<\/h3>\n\n\n\n<p><strong>1,262 detached homes were sold in June:<\/strong><\/p>\n\n\n\n<ul class=\"wp-block-list\"><li>Sales surpassed last year&#8217;s level by <strong>45.7<\/strong>%<\/li><\/ul>\n\n\n\n<p><strong>Benchmark Price was $1,801,100:<\/strong><\/p>\n\n\n\n<ul class=\"wp-block-list\"><li>Benchmark prices surpassed last year&#8217;s level by <strong>22%<\/strong>.<\/li><\/ul>\n\n\n\n<figure class=\"wp-block-image size-large\"><a href=\"https:\/\/www.roomvu.com\" target=\"_blank\" rel=\"roomvu.com noopener\"><img fetchpriority=\"high\" decoding=\"async\" width=\"1024\" height=\"178\" src=\"https:\/\/www.roomvu.com\/academy\/wp-content\/uploads\/2021\/04\/Banner-1024x178.jpg\" alt=\"\" class=\"wp-image-12734\" srcset=\"https:\/\/www.roomvu.com\/academy\/wp-content\/uploads\/2021\/04\/Banner-1024x178.jpg 1024w, https:\/\/www.roomvu.com\/academy\/wp-content\/uploads\/2021\/04\/Banner-300x52.jpg 300w, https:\/\/www.roomvu.com\/academy\/wp-content\/uploads\/2021\/04\/Banner-768x133.jpg 768w, https:\/\/www.roomvu.com\/academy\/wp-content\/uploads\/2021\/04\/Banner-1536x266.jpg 1536w, https:\/\/www.roomvu.com\/academy\/wp-content\/uploads\/2021\/04\/Banner-scaled.jpg 2048w, https:\/\/www.roomvu.com\/academy\/wp-content\/uploads\/2021\/04\/Banner-1250x217.jpg 1250w, https:\/\/www.roomvu.com\/academy\/wp-content\/uploads\/2021\/04\/Banner-400x69.jpg 400w\" sizes=\"(max-width: 1024px) 100vw, 1024px\" \/><\/a><\/figure>\n\n\n\n<h3 class=\"wp-block-heading\" id=\"h-townhouse-highlights\">Townhouse Highlights<\/h3>\n\n\n\n<p><strong>726 townhouses were sold in June:<\/strong><\/p>\n\n\n\n<ul class=\"wp-block-list\"><li>Sales nicreased by <strong>53.8%<\/strong> compared to last year. <\/li><\/ul>\n\n\n\n<p><strong>The benchmark price was $946,900:<\/strong><\/p>\n\n\n\n<ul class=\"wp-block-list\"><li>Benchmark prices increased by <strong>17.4%<\/strong> compared to last year. <\/li><\/ul>\n\n\n\n<h3 class=\"wp-block-heading\" id=\"h-apartment-highlights\">Apartment Highlights<\/h3>\n\n\n\n<p><strong>1,774 apartment homes were sold in June:<\/strong><\/p>\n\n\n\n<ul class=\"wp-block-list\"><li>Sales nicreased by60.5<strong>%<\/strong> compared to last year. <\/li><\/ul>\n\n\n\n<p><strong>The benchmark<\/strong> <strong>price was $737,600:<\/strong><\/p>\n\n\n\n<ul class=\"wp-block-list\"><li>Benchmark prices increased by <strong>8.9%<\/strong> compared to last year. <\/li><\/ul>\n","protected":false},"excerpt":{"rendered":"<p>Market Update &#8211; Metro Vancouver &#8211; June 2021 Metro Vancouver\u2019s housing market continues to experience strong sellers\u2019 market conditions, although the intensity of demand has eased from what we saw throughout most of the spring.
